Finding your next home shouldn’t be stressful, worrying or unpleasant – we aim to make it a happy time for you. Once you’re a tenant with us we’ll want you to stay. We aim to look after you and ensure you feel looked after and listened to throughout your tenancy.

We work with good landlords that want to provide lovely homes for tenants to enjoy. This is very important to us, as it means the tenants of these homes will be happy and stay in their home longer.

Once you’ve moved into your new home you’ll have a dedicated property manager who’ll look after you for the entire of your tenancy. You’ll also have your own login to our fancy property management system, via the app or online, where you can log maintenance issues, upload photos or videos or just send us a message. This system allows us to keep on top of any issues that should arise during your tenancy – resulting in jobs being done within an acceptable time frame and tenants being updated in a prompt manner.
Holding Deposit
If your application is successful at that point you would be asked to pay a non-refundable holding deposit (maximum of 1 weeks rent (per tenancy), which will be deducted from the remaining funds due by tenancy commencement date.
This is a non-refundable payment. Should the applicant pull out of the application process/no longer wish to take the property within 15 calendar days of paying the holding deposit, or if the applicant (including any guarantor) has given false or misleading information on the application then this payment will be non-refundable. Should the landlord be unable to proceed with the application then the payment will be refunded to the applicant(s) in full.
Rent
We require one month’s rent in advance by the tenancy commencement date, and require all tenancies to be paid one month in advance at all times.
Deposit
Rent under £35,000 per year - maximum of 5 weeks rent can be charged per tenancy
Rent of £50,000 or over per year – maximum of six weeks rent per tenancy
During the tenancy
- Council tax, gas, electricity, oil, water, sewerage, telephone, broadband, installation of cable/satellite/tv connection, tv license (payable to the provider) if permitted and applicable.
Other potential costs associated with your tenancy

- Landlord or his Agent’s time making good damage to the Property after termination of the tenancy: £35 per hour.
Late Payment of Rent
Interest charged at 3% above Bank of England base rate when rent is more than 14 days late from the rent due date payable till the rent arrears are paid.
Keys
Tenants are responsible for their key(s). Should tenants lock themselves out of the property, or lose their key(s) tenants are responsible for gaining access to their property and replacing their key(s) entirely at their own expense. Should tenants require Harcourt White to assist them in replacing key(s) or meeting them to unlock their property for them to gain access Harcourt White charges £35 per hour plus whatever the key cutting company charges for cutting keys.
Please note: Harcourt White are only able to assist during business hours, Monday to Friday, 9am to 5pm. Should you require access or keys outside of working hours, all tenants are expected to phone a locksmith to gain access to their property at their own expense.
NOTE: it is NOT acceptable to use force or break into the property. Any damaged caused to the doors, windows or dwelling due to forced entry will be charged to the tenant.
NOTE: as we work from home we do not offer a service where you can come to our home to collect keys.
Early Release from Fixed Term Tenancy
If permission is granted allowing the tenant to vacate the property before the expiration of the tenancy agreement tenants will be liable for:
- Rent up to the date on which the property is re-let or the expiration of the tenancy agreement, whichever comes first.
- Council tax, gas, electricity, water, sewerage, telephone, broadband, tv licence along with any other costs that are the tenants responsibility under the tenancy agreement up to the date the property is re-let or the expiration of the tenancy agreement, whichever comes first.
- We charge £149 to tenants for this service. This money is to be paid into our client account when we start advertising your property for rent, however, we only accept the fee once the new tenant has signed the agreement (funds would be refunded to you if no new tenant was secured).

Most of our properties have a weekly cleaner. They’ll clean all the common areas, including oven, microwave, showers and toilets every time.
Some properties also have a gardener who’ll mow the lawns and clean the courtyard to keep the property looking it’s best, ready for your morning coffee or those summer BBQ’s.
And best of all, a majority of our rooms are inclusive of all bills!
So no more trying to get money from your housemates to pay their share, as we take care of that for you.
On most of our properties the rent includes: Gas, Electric, Council Tax, Water, Fast Unlimited Broadband, TV License, Cleaner and Gardener.
Each house is fully furnished with high quality furnishings, and has plenty of funky stylish artwork throughout to give it a welcoming home-like feel.
The living areas are great, with comfy sofa’s and large flat screen TV, perfect for a night in with friends or your housemates.
We have plenty of fridge/freezer space for everyone, and you’ll get your own cupboard space in the kitchen for your items.
Everything is here for you; all you need to bring with you is your pillows and bedding.
