About the service
Our Single Let Management service is a full management service, meaning we manage everything, from start to finish. From taking photos and marketing the property, referencing and credit checks, the day-to-day running and management, and rent collection - we want to make owning a property, and letting it, a smooth and enjoyable process for our landlords.
Some of the benefits of the ‘Single Let Management’ service:

• Stage (where possible) and take the best photography possible
• There is an additional option for a video too
• Prepare adverts and marketing material
• Carry out referencing and credit checks on tenant
• Prepare agreement and move the tenant into the property
• Look after the tenant throughout the tenancy and ensure they are happy

• Manage and communicate with the tenant throughout their tenancy
• Collect all rent and pay the Landlord
• Manage required repairs and maintenance
• End of the tenancy Check-Out
• Serve notices on tenants, assist in preparing court documents, manage and oversee court proceedings

We offer our landlords a Guaranteed Rent service
so they can be completely free from the running and management of their properties.
Our landlords can choose what they do with their time - we’ve created a hands-free investment for them, a truly passive income.
About the service
If you’re looking for a hassle free investment then here it is.
Our Guaranteed Rent option is perfect for the landlord who wants to be completely hands-free, who doesn’t have time to let and manage their property or doesn’t want to manage their property at all!
With this service our landlords get paid the same amount of income, every month, even if the property is empty! Once you’ve signed the contract with us, we then become responsible for the property - we’ll fill the property with tenants, who are fully referenced and credit checked by us. From here, any tenant issues, non-paying tenants, voids will be our responsibility, no more tenant issues or voids for our landlords!
You’ll only ever have to deal with us - all you need to do is check your bank account once a month, we’ll do the rest.
On any multi-let property we pay for a weekly cleaner to maintain the house to a high standard, and a gardener once a month to keep the property looking it’s best.
As well as the above, all utility bills will be taken over by us, and we’ll be responsible for them for the duration of the contract, so our landlords won’t have to worry about unexpected bills from non-paying tenants as we’ll take on the hassle for you.
Harcourt White will then fully manage the property. We’ll take care of the house and the occupants, and in some cases we can even take care of some of the repairs and maintenance too.
In some circumstances we may even give your property a light refurbishment, if required. How many agents do you know who’ll refurbish your property for you?!
On each property we will do an inventory, carry out regular property inspections, and we will keep track of when the Gas Safety and Electrical certificates are due. We’ll also take care of any legal obligations and keep compliant with all current relevant legislation, ensuring everything is current and up to date, including PAT certification, furniture/fire regulations and smoke/carbon monoxide detectors.
As part of this service we will pay court costs and manage and oversee court proceedings that may arise from issues regarding the occupants.
Guaranteed Rent… Our promise to you:
• You will get paid from us every month by standing order, even if the property is empty.
• We’ll be responsible for the utility bills, even if the property is empty!
• We will not charge you any fees or commission.
• There will never be any sneaky ‘hidden’ or ‘unexpected’ costs.
• We will take care of your property as if it were our own.

Managing a Multi-let or HMO (House of Multiple Occupation) takes time, effort and expertise – this is why most letting agents don’t offer this type of management service.
About the service
We understand Room Letting, and have created systems and procedures to deal with the day-to-day management and running of them.
As per council guidelines, we visit all HMO properties a minimum of once a month.
We keep records of all our inspections and fire tests for the property – if the council wish to view the paperwork we’ll be able to provide this to them on your behalf.
On each property we’ll do an inventory, carry out regular property inspections and we’ll keep track of when the Gas Safety and Electrical certificates are due.
We’ll also help you to comply with all current relevant legislation, ensuring everything is current and up to date, including PAT certification, furniture/fire regulations and smoke/carbon monoxide detectors.
Finding tenants, it all starts with the marketing! Our properties are only marketed once they’re looking fantastic! This means we take time to stage the property (where possible), take plenty of photos, and we also take a video! It’s the way of the future.
All our properties are advertised on the main Room Rental websites, and the major property portals too.
All tenants who apply for your property will be fully referenced and credit checked by us - we never outsource this crucial task! This is a unique process, and we think you’ll be impressed.
Once in the property, we carry out regular inspections, and make sure the tenant is educated on how to care and maintain the property throughout their tenancy. We also keep in regular contact with the tenant, to make sure they’re happy. Remember, a happy tenant is a great asset - they’ll stay longer and pay rent on time too!

We understand not every Landlord needs a fully managed service, and in this case we are pleased to offer alternative options.
About the service
Whether you just need us to handle advertising and marketing, deal with enquiries, book block viewings or setting up the legal move-in paperwork - we have some fantastic options for you to create your own bespoke service.
Option One:
• Prepare adverts and market the property online
• Send all enquiries to the owner to deal with
• Carry out referencing and credit checks on chosen applicant
• Prepare agreement and move documentation (required by law)
• Collect and submit deposit
Our fee for this option is £150 + VAT per tenancy agreement (limited to two adults per contract).
Option Two:
• Everything in 'Option One', plus:
• Deal with enquiries and book block viewings for the owner/their representative to carry out
• Book move-in day between tenant and owner
Our fee for this option is £199 + VAT per tenancy agreement (limited to two adults per contract).
Extras:
• Should you require us to carry out the physical viewings these are charged at £50 + vat per block, and apply to Truro, Falmouth, Penryn, Camborne, Pool, Redruth (and within those areas). Outside areas would be subject to an additional cost.
•Should you require us to carry out the move-in then this would incur a fee of £50 + vat for the appointment, and apply to Truro, Falmouth, Penryn, Camborne, Pool, Redruth (and within those areas). Outside areas would be subject to an additional cost.
• Inventory - TBC on a case-by-case basis.
